Hydronic HVAC piping: one-pipe, two-pipe, and four-pipe distribution

One-line orientation

Hydronic systems distribute heating and cooling via hot or chilled water through pipes — the one-, two-, or four-pipe configuration determines whether all zones share water, use separate circuits, or can heat and cool simultaneously.

Key points

  • One-pipe system:

    • A single continuous loop carries water from the heating/cooling source and back.
    • Each terminal unit (e.g., fan-coil unit) diverts some flow from the loop and returns it to the same loop downstream.
    • Simple and lowest-cost, but water temperature degrades along the loop — first units get full-temperature supply; last units get progressively mixed-down water.
    • Used for simple, low-cost heating applications where some temperature variation is acceptable.
  • Two-pipe system:

    • Dedicated supply pipe + dedicated return pipe — water travels out on the supply and back on the return independently.
    • Every terminal unit receives the same supply temperature, giving uniform conditioning across all zones.
    • Limitation: the system is configured for either heating season or cooling season, not both simultaneously — requires seasonal switchover.
    • Most common system for medium-complexity buildings with a single conditioning mode at a time.
  • Four-pipe system:

    • Two separate circuits: hot water supply + hot return, AND chilled water supply + chilled return.
    • Each terminal unit can select hot or cold water on demand, enabling simultaneous heating and cooling in different zones of the same building.
    • Highest cost and most complex — but essential for large buildings with mixed interior/perimeter loads, where core zones need cooling while perimeter zones need heating at the same time.
    • Standard for large commercial and institutional buildings (offices, hospitals, hotels).
