Settlement: differential vs uniform

One-line orientation

Settlement may be uniform or differential. Differential settlement is usually more damaging because it distorts the structure, but both total and differential movement must stay within project limits.

Key points

  • Uniform settlement: the whole structure moves down by a similar amount. It usually causes less distortion than differential settlement, but excessive movement can still damage components, utilities, or building function.
  • Differential settlement: different parts settle at different rates, racking the structure and causing cracking and structural damage — this is the condition to design against.
  • Design intent: keep both total settlement and differences across the structure within acceptable project limits.
  • Strategies tied to settlement:
    • Floating foundation — load spread over a large footprint (added load ≈ removed soil weight) to minimize differential settlement on weak/expansive soils.
    • Mat (raft) foundation — thick, heavily reinforced slab spreading load over a large area for non-homogeneous or low-bearing soil.
    • Deep foundations / soil improvement — when surface soil can’t support the loads at all.
