Setbacks and the buildable envelope

One-line orientation

The buildable envelope is the 3D space zoning actually lets you build in — setbacks pull the footprint in, the height limit caps it, and FAR/coverage bound the bulk. The classic trap is confusing a setback (zoning) with an easement (a recorded right).

Key points

  • Buildable envelope = the legal volume to build in, produced by stacking several zoning controls:
    • Setbacks carve the footprint inward from the front, side, and rear property lines.
    • Height limit caps the vertical extent.
    • FAR (floor area ratio) and lot coverage cap the total floor area and footprint, limiting overall bulk.
  • Setbacks are the horizontal driver: front (to street), side (between buildings), and rear (often larger for light/air) yards reduce where the building may sit.
  • The envelope is smaller than the lot. You can rarely build to the property lines — the yards, height cap, and bulk limits all subtract from the raw parcel.
  • Setback vs easement — same effect, different source:
    • A setback is a zoning rule (a public dimensional standard in the ordinance).
    • An easement is a recorded right for another party to use part of the land (e.g. a utility line); it can likewise block building in that strip.
