Localized HVAC units: PTAC, mini-split, split system, and window unit compared

One-line orientation

These unit types differ by where the indoor and outdoor equipment sits and whether air travels through ducts. A mini-split is a ductless subtype of split system; a traditional split system uses an indoor air handler and ducts.

Key points

  • PTAC (Packaged Terminal Air Conditioner): all-in-one unit (compressor, coil, fan, controls) housed in a single chassis mounted through an exterior wall. Provides both heating and cooling.
    • Typical context: hotels, motels, nursing homes, dormitories.
    • Pros: low installation cost, individual room control, no duct system.
    • Cons: shorter lifespan than central systems, higher operating cost, audible noise.
  • Mini-split (ductless split): an outdoor condensing unit connected by refrigerant lines to one or more indoor air-handling heads. Each head is individually controllable; no ductwork.
    • Typical context: residential additions, small commercial spaces, spaces where ductwork is impractical.
    • Operation: the outdoor unit compresses refrigerant; indoor units absorb heat (cooling mode) or release heat (heating mode); each indoor unit operates independently.
  • Split system: an outdoor condenser + an indoor air handler (AHU) connected by refrigerant piping; the AHU feeds a duct network to condition multiple rooms.
    • Distinguishing feature: requires ductwork distribution — unlike the mini-split.
    • Typical context: residential homes, mid-size commercial spaces with existing or new ductwork.
  • Window unit: fully self-contained unit installed in a window opening. The compressor, condenser, evaporator, and fan are in one chassis straddling the window sill.
    • Pros: cheapest to purchase and install, no permanent wall penetration.
    • Cons: obstructs the window and is often noisy and inefficient. Operating cost varies by use and climate.
