Low-slope roof membranes: BUR, modified bitumen, single-ply, fluid-applied

One-line orientation

Low-slope roofs are waterproofed with one of four membrane families, and the most-tested split is thermoset (EPDM, glued/taped seams) vs thermoplastic (TPO/PVC, heat-welded seams).

Key points

  • Built-up roofing (BUR):
    • Alternating plies of hot bitumen + reinforcing felt/fabric; typically 3–5 layers.
    • Surfaced with gravel or a reflective coating for UV protection.
    • Bitumen is the glue; the felts are the reinforcement.
  • Modified bitumen (mod-bit):
    • Like BUR but the bitumen is polymer-modified (SBS or APP) and delivered in rolls.
    • Applied torch-down or with cold adhesives; seams heated/bonded for watertightness.
    • Robust, durable; common on commercial low-slope roofs.
  • Single-ply membranes — two families:
    • Thermoset (EPDM): cured rubber; durable and UV-resistant. Seams adhered/taped.
    • Thermoplastic (TPO / PVC): seams heat-welded for a continuous watertight bond.
    • Attachment for either: fully adhered, mechanically fastened, or ballasted.
  • Fluid-applied:
    • Elastomeric liquid (polyurethane, silicone, acrylic) that cures into a seamless barrier.
    • Adapts to irregular shapes; reinforcing fabric/mesh embedded over joints and seams.

EPDM seams are taped or adhered. TPO and PVC seams are heat-welded.
